MahaRERA launches New Forum

The Maharashtra Real Estate Regulatory Authority has launched the MahaRERA conciliator forum. The panel, which earlier had 33 members, now has 38 members, and all the five new members are from the builders’ body. The conciliation forum shall come into force from February 1.

The conciliator forum has 13 members from CREDAI-MCHI and 10 members from NAREDCO — both premium real estate bodies with a national presence. The remaining 15 members in the forum are from consumer body Mumbai Grahak Panchayat’s Mumbai and Pune wings.

MahaRERA secretary Vasant Prabhu, when asked about the builder-heavy forum, said, “While the Grahak Panchayat consists of activists, they will attend all the hearings, but in cases where one developer cannot remain present during the conciliation process, we do not want the process to be stalled. In such cases, we expect one of the other developers who is free to be there and take the process ahead. Hence, we have more developers.”

Prabhu further added, “Every panel which will attend to a grievance will comprise two members — one from developers’ body and other from Grahak Panchayat. It will be a neutral body.”

Every person who wishes to approach the conciliation forum can log into the website, and when the developer agrees for conciliation, the complainant will have to pay Rs 1,000. This is way less than Rs 5,000 that a complainant has to pay when he approaches the MahaRERA directly.

Dr Niranjan Hiranandani, National President, NAREDCO said it would be a short cut to resolve legal hassles, and lauded the initiative as not just a ‘first’ in India, but also one that has been set by authorities. “Reconciliation is our motto, project completion is our prime objective,” he said, adding that issues pertaining to delays would also be addressed. “This is the ideal scenario for home buyers, and it represents empowerment of the customer. NAREDCO has been working on various initiatives towards this, and collectively, as an industry, we welcome the launch of the Conciliation Council.”

Till now, MahaRERA has received more than 1,600 complaints and of that nearly 40 per cent have been amicably settled. The benches will be operational in Mumbai Metropolitan Region and Pune. The plan is to have more benches in Nagpur and other districts of the state.
