Material suppliers to come under RERA lens

In a bid to ensure quality of construction, not just the promoter, but also suppliers and vendors of construction material will be made accountable for lapses as per the provisions of The Real Estate (Regulation and Development) Act, 2016 (RERA).
The Maharashtra Real Estate Regulatory Authority (MahaRera) has asked the promoters of projects registered with it to upload other professionals including suppliers and vendors of construction material on their respective websites with the guarantee period of materials.
Promoters are liable for poor quality of construction under the RERA but it is mandatory for them to disclose other professionals including vendors and suppliers on their website so that they will be held equally responsible. The vendors and suppliers can face the music for the supply of faulty or poor quality material including cement, sand, taps, wash basin, elevators.
MahaRera chairman Gautam Chatterjee told DNA,'' The whole exercise is to make promoters of MahaRera registered projects fully accountable for the quality of construction."
The city-based consumer organisation Mumbai Grahak Panchayat (MGP) has in its representation to the Chief Minister Devendra Fadnavis had pressed the need for making vendors and suppliers along with the promoters answerable for poor quality of housing construction. MGP chairman Shirish Deshpande said,"
This will assure consumers of the quality of construction and thus ensure value for money. It is the mandate of RERA to regulators to ensure quality of housing construction.
Supreme Universal MD Sunny Bijlani said, RERA should become like a regulatory authority to regulate every stake holder in the entire development chain right from developer to broker to contractor to material vendor. ''This is the only way to ensure that everybody 's interests are linked and skin is in the game. World-over all contractors are liable for deficiency in services and those contracts are enforceable in the court of law with quick judgement. This makes everybody accountable not just the developer," he opined.
