Konkan MHADA – Konkan Housing and Area Development Board (KHADB), a regional unit of the Maharashtra Housing and Area Development Authority (MHADA), has announced a lottery of 8,984 low-cost houses in the Mumbai Metropolitan Region (MMR).

Konkan MHADA Lottery 2021 accepted applications

Konkan MHADA Lottery 2021 presented by KHADB received over 2,46,650 applications along with the earnest money deposit (EMD) for the scheme, whose last date for application submission was September 30, 2021.

In the first week of September 2021, according to FPJ, KHADB had received more than 40,000 applications for the 8,984 lottery houses. From this, 17,017 people had already paid the minimum deposit required for participating in MHADA lottery 2021. More than 19,000 home buyers showed interest in the very first day of registration in what was touted as one of the biggest lotteries for house draws- MHADA lottery 2021 Mumbai. For applying for these lottery houses to be provided across the EWS, LIG and MIG categories, more than 8,000 people registered themselves in the MHADA lottery 2021 Mumbai website, where the MHADA Lottery information in Marathi could also be accessed. MHADA Lottery 2021 Navi Mumbai: Units to be given

In MHADA Lottery 2021 Navi Mumbai, houses will be allotted in Mira Road, Bhandarli, Khoni, Shirdhon, and Gotheghar in Thane district, Virar Boling in Palghar and Vengurla in Sindhudurg. The Konkan MHADA lottery 2021 came with this affordable housing lucky draw scheme after a long wait, owing to unavailability of housing stock and the nationwide COVID-19 lockdown in 2020. These KHADB lottery houses or units from the MHADA Konkan lottery 2021 will be for the economically weaker section (EWS), lower income group and middle income group (LIG, MIG) scheme home buyers. The section having family income of less than Rs 25,000 per month, have been classified as belonging to the EWS category. They have to make a deposit of Rs 5,000 per scheme, for participating in the Konkan MHADA Lottery 2021. LIG includes the section with family income between Rs 25,000 to Rs 50,000 per month and they have to make a deposit of Rs 10,000 for participating in the MHADA Konkan Lottery 2021. MIG includes all whose family income is between Rs 50,000 to Rs 75,000. They need to make a deposit of Rs 15,000 to participate in the MHADA Lottery 2021. Those sections with family income above Rs 75,000 per month fall in the high income group (HIG). A deposit of Rs 20,000 should be made by those in the HIG for participating in the MHADA Lottery 2021. In addition to the deposits, everyone has to pay Rs 560 as the application fee for the form.

Of these 8,984 houses from the KHADB, 2,000 houses will be from the Konkan Board. The remaining will be under the Pradhan Mantri Awas Yojana (PMAY) scheme and from the Board’s other projects.

Properties in Vadavalli and Kasarvadavali for the LIG segment, will be priced at around Rs 16 lakhs. Properties in Thane’s Vartak Nagar will also be for the LIG and will cost around Rs 38-40 lakhs. Of the 1,300 units in Virar, 1,000 units are for the LIG and the remaining 300 units are for the MIG segment. The 2BHK houses in Mira Road for the MIG will cost around Rs 38-40 lakhs.

Additionally, to address the increase in housing demands, MHADA plans to build 7,000 to 10,000 houses in Amravati, Aurangabad, Nashik, Nagpur and Pune, in the next two years.

MHADA Lottery 2021 Mumbai and other regions

It has been more than a year since the authority has announced a housing scheme. The last allotment happened in June 2019, under which 217 units in various categories across Mumbai were allotted. Whereas for cities like Pune, Solapur and Kolhapur, the MHADA board had announced the lottery scheme, on April 13, 2021. The scheme had been extended by a month due to the ongoing second wave of COVID-19 pandemic.

Eligibility for MHADA Lottery 2021

The applicant should be at least 18 years old.

The applicant should have a Domicile Certificate, proving that s/he has stayed for 15 continuous years in Maharashtra. Income proof for the financial year (average monthly income, excluding reimbursable allowances like transport, medical, laundry allowance, etc.): Economically Weaker Section (EWS) – up to Rs 25,000; Middle-Income Group (MIG) – Rs 50,001 to Rs 75,000; Lower-Income Group (LIG) – Rs 25,001 to Rs 50,000; High-Income Group (HIG) – Rs 75,001 and above.

The applicant should have a PAN card.

Steps for applying for the MHADA Lottery 2021

Interested applicants can follow these steps, to apply for the MHADA Housing Scheme:

Step 1
Log on to the MHADA Lottery website.

Step 2
Register yourself on the portal. For this, you need to create your username and fill basic information such as name, family income, PAN card number, date of birth, occupation, marital status, gender, residential address, own mobile number, etc.

Ensure that the mobile number furnished by you is in working condition, as this will be used for future reference.

Step 3
Once the username is created, you can login again to apply online. After logging in, you would be able to see the schemes that are presently available. You can select MHADA Lottery from the option and feed in the personal details, such as income group, reservation category and applicant type. You also need to enter the scheme code, which you can find in the annexures available online or in the brochure. The scheme code basically refers to the location you have shortlisted. Mention your bank account details and acknowledge the undertaking that you or your immediate family members do not own any other property in the city. Also, mention the present residential address for communication. Confirm all the details mentioned by you.

Step 4
Once you have applied online, you need to pay the application fee. You can make the payment through demand draft or online through debit card, credit card or NEFT/RTGS. For making the payment online, login to your account. You will be able to see the payment options along with the list of schemes that you have applied for.

If you are paying through demand draft, print the application form and submit it along with the DD in the designated bank. If you are paying online, upload a cancelled cheque and make the payment to the MHADA bank account. You can generate the payment slip from the payment portal and keep it for future reference.

How to check MHADA Lottery winner’s list

Applicants can check the list of previous winners on https://lottery.mhada.gov.in/OnlineApplication/Mumbai/. The lottery results have been listed scheme-wise, description of tenements and income group.

What is Konkan MHADA Lottery 2021 refund policy?

Refund of the EMD for applicants whose name has not appeared in the draw list starts from October 21,2021. If the applicant is not successful in the lottery draw, then, the MHADA will refund the amount spent by the applicant within seven working days. You can check the status of your refund by logging into your profile on the MHADA website.

What if you do not get the refund of your MHADA Konkan Lottery 2021 Mumbai application money?

Can MHADA flats be sold?

Applicants owning a MHADA flat can sell their flats only after five years from the date of purchase of the MHADA unit. However, buyers need to be wary of buying a MHADA resale flat, because many times applicants sell it before the five-year lock-in period. This is done by providing the buyer a power of attorney document and not the registered deed of the MHADA flat. A buyer can be evicted from the house if MHADA conducts a surprise check, as sale through power of attorney is illegal and not recognised by law. When you buy a resale MHADA flat, ensure that the owner gives a no-dues certificate from the society, as well as the original allotment letter from MHADA, the share certificate that has been given by the society to the owner and a letter that mentions about the transfer of the share certificate. The society membership fee will be shared by both, the buyer and the seller. Finally, one should enter into the transaction after the seller settles the charges associated with the flat like electricity bill. Once done, the buyer has to pay the stamp duty and registration fee for the MHADA flat. MHADA has to be contacted, for issuing the transfer certificate on the unit once the house has been registered under the new buyer’s name. For this, you have to submit the documents including the registered papers and a transfer fee. The entire process may take close to six months.

MHADA Lottery 2021 Mumbai Goregaon

To let out your MHADA flat on rent, flats owners have to pay for an NOC ranging between Rs 2,000 and Rs 5,000, depending on which category the owner belongs to. Owners renting their properties also have to submit their Leave and Licence agreement to the MHADA.

Owing to the Coronavirus pandemic, MHADA, for the third consecutive time, has extended the document submission deadline to October 9, 2021. August 2, 2021:
With an intent to provide affordable housing with quick and affordable housing finance, MHADA has appointed HDFC Limited as the Most Favored Institution (MFI). HDFC Home Loans will provide prompt financial assistance at competitive rates to MHADA lottery winners, across the seven boards. For the benefit of all MHADA allottees, HDFC has offered a special offer of Rs 2,500 only on its processing fees for all salaried customers who are purchasing units from MHADA in its current lotteries. However, HDFC Home Loans is just an option offered by MHADA and allottees are not bound to take its home loans.

July 23, 2021:
Earlier, the MHADA had decided to redevelop 462 cessed buildings in Mumbai, where the work had not started for over five years, even after the private developer secured no-objection certificates (NOCs). Apart from this, the Authority may also take up slum redevelopment along the coastline, starting from Bandra to Badhwar Park. Tenements will be built for slum dwellers and the remaining land parcel will be auctioned, to finance the entire development.

Meanwhile, the MHADA has decided to impose hefty fines on developers over delays in obtaining the Occupancy Certificate (OC). Officials have informed that developers who carried out the redevelopment of old buildings and failed to get the required OC, will be fined Rs 250 per sq metre. In the case of houses that are sold in lottery schemes with no OC from the developers, a fine of Rs 500 per sq metre will be levied. It is hoped that this action will force builders/developers to obtain OC clearance, in a bid to avoid hefty penalties.
